High-performance sealant and adhesive for indoor and outdoor use, based on Flextec® Technology

Seal and Bond is a high-modulus, mould- and weather-resistant sealant and adhesive designed for a wide range of applications. It bonds and seals effectively on most common building materials including brick, ceramic, concrete, wood, metal, UPVC, glass, many plastics*, painted surfaces*, and even mirrors**. It’s ideal for movement joints in façades, connection joints around windows and doors, staircases, balconies, terraces, and natural stone surfaces such as marble and granite. It’s also suited for sealing and bonding skirting boards, stair treads, tiles, fittings, panels, baseboards, and prefabricated components.

The product is particularly effective where mould resistance is essential, such as in bathrooms, showers, and industrial settings where silicone sealants may not be advisable. It also performs well for filling cracks, sealing pipe penetrations, and joints in ventilation systems and timber or metal construction.

Seal and Bond features high elasticity, excellent initial tack, and superior adhesion without the need for primer — even on copper, brass, and damp surfaces. It is isocyanate-, silicone-, and solvent-free, with minimal shrinkage, non-corrosive properties, and strong resistance to UV, weathering, and ageing. Suitable for both interior and exterior use, it delivers a tack-free surface finish and remains durable under impact and vibration.

Optimum bonding will be obtained after complete curing of Seal and Bond, i.e., after 24 to 48 hours at 23°C for a thickness between 2 to 3 mm.

Cleaning tools/Excess sealant
Fresh sealant may be cleaned with a cloth soaked in white spirit or alcohol (e.g., methylated spirit).
Cured sealant can be removed by scraping (e.g., using a razor blade) or by using a special silicone remover product.

Drying time
The sealant will be touch dry in 30 minutes.
Cures in approximately 24-48 hours at 23°C for thickness 2-3 mm.
Wait until the product is fully cured before applying loads or exposing to water.

Please note
The joint must be cleaned and maintained regularly.
Ensure good ventilation in the room where the sealant is applied if using indoors.
